I couldn't agree more that education first and foremost is important.

Coming from the software design industry myself I found it really hard to find the right tools that meet all of the criteria for features that I would look for or actually put into a product.

The house came with some nice features:- Furnace was a newer high-efficiency (about 7 years old)- Stove and refrigerator included- Master bedroom had skylight and vaulted ceiling- A significant portion of the plumbing in the house had already been replaced/upgraded- Vinyl windows throughout- 2.5 car garage with openerWork that I did to rehab it:- Painted the living room, hallway, second bedroom, and kitchen- Replaced the kitchen floor with ceramic tile- Replaced the basement windows with glass block- Re-sided the garage- Put a new door on the garageAnd some other cosmetic fixes.The tenants just moved in this past weekend and they love the house so far.

I think (not sure) for a relatively smaller increase in building costs, a bigger house would bring you significantly more ROI, especially since you have access to a large buying pool.One of the very nice features of the radiant heating is that the floor is warm.

I typically hear good things about looking at Craigslist for rental comps and comparing like area like features.

My rule is simply to invest first and foremost in great property managers--everything else is secondary.
