When I go up to Upper Arlington ( north side ) and list a house for 1.1 million again we list for 6% or 66k thats split between the agents.Now what you can try to do is list for a flat rate commission, but you risk working with a less experienced agent that way.

I know some Landlords that do it all the time with many many properties and NO bad outcome.Put the lockbox on the property and after the callers pass phone screening, give them the code to show it to themselves.

Justin: The {so called} 50% rule {of thumb} serves only to allow a quick screening of a property for the purpose of determining whether it deserves a full analysis.

The down side is that it doesn't always attract better tenants.When I do have a vacant unit, I put a lock box on it and people show it to themselves whenever they want after they pass my phone screening.

You are right Simon, they are all Socialists.They have really wierd stuff in here, I pay socialist taxes to cover healthcare and it costs less than a private healthcare insurance in US.The health cost per capita in US is the highest in the world because it's the best.My wife had to go to the hospital 3 times and did not pay a dime, while sometimes with private insurance you still have to pay a flat fee each time you go there, crazy socialist stuff.My buddy in US had his wife and daughter seek treatment and spent thousands, almost went bankrupt and started smoking, but he likes it.
