Hey Monico, I would say SFR's are going to be your best bet when it comes to finding the best tenants.

Why not simply find a seller that will sell their property at 70% and forget a 30% carry back?

You might be able to get a better yield by finding a value-add project or a BRRR type property, but the market rate stabilized is 4-6% probably.Just be careful of insurance right now, it's been going up and seems to have stabilized, but it's still all over the map depending on the specific property and who is doing the insurance.

I can't seem to find straight answers anywhere (totally could be looking in the wrong spots - I'm new to this!)

An IRS lien, code violations (weed abatement, grass cutting, boarding windows-doors, and demolition costs), HOA fees, water- sewer bills all go along with the property providing the property has any of these. 

I see they provide investor-friendly lenders and real estate agents, but a quick search didn't provide me anything for attorneys.

I try so hard to find the investor.

How did you find this deal and how did you negotiate it?
