Checkout some of the great Vrbo tools like market maker.You can see demand, occupancy of your competition for certain dates.The boost function can move you up in the search results for certain dates and it will also show you where you are in the search results for any dates you choose.I get most of my bookings from Vrbo and people always find me on there.

The market for buyers on QCD is going to be smaller so you are limiting your market with a QCD but we buy/sell homes all the time via QCD just need to find the right parties.  

You might want to check out Buildium (affordable) and then AppFolio (you have to find out if you qualify with 60 units, I think min might be 100 units though).You will need multiple bank accounts.

I've seen some clients in Denver throw in whatever furnishings they find on Craigslist or FB Marketplace and then wonder why their short-term rental numbers aren't great. 

I plan on renting to Section 8 tenants, and actually, find the allowance for heat for Section 8 to be pretty accurate for the "normal" building. 

I would be very grateful if anyone can share with me price list for the typical damages or if you know where to find it. 

They move out ASAP and they are responsible to maintain utilities and keep paying rent until you find a new tenant.

If not, are you able to find a comparable job in a less-expensive market?
