I'd suggest you weed out the ones that don't fit your end goal and schedule.Rentals and Air bnb seem to be the most common routes for investors in your situation.

Financial freedom? 

Based off experience can you provide some recommendations on if this is a good idea and how to address his rent in this situation?  

I am in favor of investing in the better situated real estate in Philadelphia, not the lower tier neighbohroods.

Here's our situation.

This already puts them behind the 8 ball - failure rate just increased 10 fold.Second is OVER PROMISING OF SUCCESS, and it’s cousin, UNDERSTATEMENT OF RISK, EFFORT AND CHANCE OF FAILURE.There’s two ways to look at the situation.

Ok, I'm throwing this out more as an interesting situation to show the unexpected stuff that can happen.

If it doesn't make financial sense to do the study with the engineer, its probably not worth doing. 

I was wondering if any of you experienced entrepreneurs had a better way of dealing with this situation.
