What are some creative ways that I can source this kind of capital?

List source and Batch skip tracing are both very good.

What value-add do agents provide outside of sourcing the deal? 

I did no billboards or advertising, but when you have a presence, people know you and approach you about buying their property;  and I sent multiple letter to the specific owners listed above, as the primary source. 

Does anyone have any contacts or sourcing thoughts?

Direct mail used to be my go to source for deals, but hasn't been great for the last couple of years.
