TL;DR - Commercial newbie needs to know how to effectively lease up a few shops in a tiny town. 

I'm slowly acquiring furniture and decorative items from garage sales, our local thrift shop, Craigslist, the classifieds and Restore/Habitat for Humanity store that sells donated appliances, floor covering, furniture, windows, doors etc.

Shopped around, previous agencies re-quoted my building with even larger increase.

They work with numerous banks in your area so they can shop around for the best loan terms for you.

It can be "one stop shopping" for you and add a lot of convenience. 

I got an interesting phone call from an elderly client yesterday. 87 year old woman who regularly goes to the hairdresser every 2 weeks.Hairdresser is located in a shopping center that's next door to a Mercedes dealership.Evidently customers of the Mercedes dealership routinely park in the shopping center and the center's management company has warned the Mercedes dealership on multiple occasions.My client drives a Mercedes.My client goes in for an hour and gets her hair done.

@Russell Brazil I only buy on the commercial multi side, so our PSAs say pretty much whatever we want them to...my counterpoint to your 3 vs 6 is what about 117%....so I have to close because someone gave me pawn shop rates?  

Honestly, unless you have a sizable team of seasoned pros or run a PE slave-shop where you can grind Ivy-league analysts for 100+ hours, you will be fighting a losing battle.
