My concern wasn't directed at you OR your success, but simply the methods of your delivery.  

I buy my appliances new from either Lowes or Home Depot, pay for them using both the 10 percent off coupons I purchase online AND gift cards I purchase at anywhere from 7 to 10 percent off their face value through Raise or Cardpool and take advantage of the free delivery and set up that both places offer and be done with it.And then I take the cost of these off my taxes.Gail

Perhaps as a landlord you can express your feelings as to why you lean one way or the other.

@Al D.Um, OK...I suspect that what you're TRYING to express here is that working competently with concrete requires some sort of multiyear professional training and/or insurance and/or God knows what to accomplish.I would post a 3-minute YouTube video on how to use cement patcher here, but the Oberkommando der BiggerPockets won't allow it.The specialized tools necessary to work with cement patcher are a margin trowel (cost 4 dollars), a bucket (cost, 2 dollars), a chip brush (cost, under 1 dollar) and cement patcher (cost, $20 per large bucket).

You can customize with your own preferences as fast as age limits, payment options and whether or not to offer delivery and set up for an extra fee.With just the one weekend rental we have so far, we'll cover the payment and storage cost. 

Did this include labor and material delivery...?

They have been maintenance free for me for the most part.Usually if there is something that needs to be fixed it will be an appliance that you can purchase at homedepot/lowes with free delivery and installation and they will haul away the old for an additional fee. 

If they allow a site built home on the property, they will allow a modular, at least here they would.Ours is 1782 sqf and the home itself cost us about $150,000, which included delivery, setup, interior finish work, even appliances.

That's why 99% of land owner people will just hire the sheriff ($30 in most, if not all NC counties) to guarantee delivery of the notice.
