@Joe Fairless@Joseph GozlanAlso, along the same lines as what Warren Buffett said, you diversify when you don't know what you are doing, especially in risk management.Once you develop an expertise in a particular area, making money there is easy, but not necessarily completely risk free.Just for an example since I only invest in Class "A" and "B" neighborhoods in Brooklyn, NY, there are a huge amount of industries that will pick up the slack if any one particular industry falls.

You also miss out on their expertise.

Although I am not looking forward to the additional time and lack of rent, it will help me sleep better at night knowing that I am going about this with the proper expertise on my side.Anyone happen to know of a good flat fee lawyer in Cincinnati, OH who may help me in this matter?  

I just wish I had more expertise in this.

A lot of people try to do this, my recommendation is to commit to a sector of real estate and really get good at it.
