Hello BP community,With the web quickly becoming the main vehicle of communication for most industries...What kind of online real estate activity do most of you participate in other than BP?

I'm going to take a look at the Houston Builders Association web site and see if that gives me any ideas.

I have found that telling them it's the state authorized form provides them with more security than having a one or two page document.

However as an ADU, well done,, as Jay mentioned, or a vacation rental as Leigh Ann wants they can make a lot of sense due to the type of tenants/renters they are attracting which is a very different demographic then trailer parks or apartments.You may want to google "Home Sweet Tiny House"  The author popped up on BP a couple months ago to give away the book for free - I think he is charging a dollar now on Amazon. 

We partner with Section 8 and have good luck renting through that program, in part because our local Housing Authority is responsive and efficient.

DO NOT download from rocketlawyer or something off the web for free or $50.You will need to have a local, REI friendly, attorney draw one up for you.  

We all know how difficult it is for so many RE licensed Agents to get buyers for sellers who DON'T want to rehab their properties, and these are properties called "Off Market" by web sites like Zillow and Trulia; these are leads I am talking about.Thank you guys.

I found out that I could search my states license web site to find GCs in addition to other types of licensee's (is that right?).

I was going to buy my first rental here in Houston, TX, I was going to put 20% plus pay closing cost on a 94K ranch style property, I'm about to put 30K to acquire this, I think this is excessive, I'm doing something wrong, anybody can tell me what I'm doing wrong?
