Won't say 100% you can't negotiate, I'd say it's a bonus, but don't expect it.Chances are you will not actually get to bid on a property with a mortgage on it. 

It’s easy to be enticed by a condo price and not initially take into account the HOA fees.

The overall room rate may be very enticing but then when you start adding up the different charges, they get to be very expensive. 

Principle paydown is seen as just a bonus and is fully realized and accounted for when calculating equity, selling, or when doing a cashout refinance. 

The Indiana market is much cheaper than the Utah market right now (Utah is the fastest growing state) which is why it is so enticing to buy a home instead of rent.

That could be bonus.

But, I think the fact that the city itself is surrounded and supported by strong, diverse suburbs is a huge bonus.

What I’ve seen in the South for $1mm is quite remarkable and given the right areas (I’m still discovering) could be enticing for single folks and/or families starting out where remote working is now the norm.

Proximity to the hospital is just a bonus to have another potential market of renters to tap into.Cheers!
