They enjoy the current legal environment that results in a plethora of HOA court cases and unlimited funding of these cases through HOA bank accounts (and all without any involvement, knowledge, or approval of home owners).

I have found all the information to be extremely beneficial and have thoroughly enjoyed learning many aspects of the real estate business here so far.  

If you have to cycle thru a few tenants, it's going to be rough.The area is not good where you're looking, but for a decent house and a decent tenant, it's probably worth the gamble.  

I always enjoy helping friends out.  

I also enjoy that Hood to Coast Relay race and will probably be up there again this year.I almost moved up to Corvallis a number of years ago. 

Open floor plans are great as well, it will benefit you because a unit will appear bigger then it actually is and your tenants will enjoy openess because it will create a pleasant environment for interacting within the unit. 

I like not getting my hands dirty and just enjoying the cash to buy more properties.
