So at this point the bank would have to take a 60k hit and sell at auction for 200k or sell it later through a broker and hope for a higher number to recoup the 60k + 200k?

****By tested I mean, I get a number from the spread sheet, put an offer in on a house, and then the loan adviser tells me what my payments will be...including P&I, Insurance, and Taxes...if my numbers don't hit to the penny...I MADE A MISTAKE AND NEED TO FIND OUT WHY.There's an arrogance to running your own numbers, you have to KNOW you are right, and then obsessively crunch to find out why you're not.I look at my spreadsheets every day and ask how I F'd this up.

I have sufficient funds for a 20% downpayment, but am debating if it might make sense to use an FHA loan only and put 3-10% down instead to keep some funds available for seeking out future deals.Loan would probably be in the $400k range, which means3.5% = $14,00010% (MIPS for 10 years) = $40,00020% (no PMI) = $80,000Of course I'd take the 0.88% PMI hit by going FHA which really annoys me given that interest rates are rising already.
