When looking at other "webuyhouses" sites many people seem to make a point to say they aren't a realtor and aren't looking to list the property.Is this effective in getting people to call or fill out the contact form?

I want someone that has the income to pay rent, will take care of the property and can communicste effectively.

Usually you have so many days, then either: 1) The contingency automatically is removed if you don't invoke it, or 2) the contingency remains in effect until removed, or the contract canceled by the seller after a certain time.

A large building in Manhattan with a place on the top floor; a flat in Paris, Rome, Munich, Hong Kong and Singapore; A large chunk of land on Kauai where we can grow lots of fruits and veggies and build a subdivision...I can go on.

Date of deed is usually the effective date in my area if recorded within specific timeline, otherwise it is the recording date.
