Now I have seen a potentially dream place, amazing location, half rennovated then abandoned.

HELL NO......You aren't making the unit their dream home.... they signed the lease "as is".... take it or leave it.You fix safety, habitability and maintenance issues.......

But a man can dream!

There was a time when being rich was the American dream.

Regardless i will live there and then transition into my dream home later down the line. 

So brokers and sellers target these buyers because the local guys will not pay the 6 caps the sellers want but the 1031 out of state usually will.Say what range for units and what expectation with cash on cash and cap rate and I can give a general sense in the current cycle if that is  a pipe dream or not.

It's been close to a year now and I am excited to follow my dream of financial freedom.

But what happens to the thousands of joes and Judy’s out there that were tricked into thinking RE will give them the life they’ve always dreamed of?
