Or the days back in the 80s in Nevada I could take 10 Acres and for $250 divide into 4 2.5 acres, turn a 30k into a 60k piece with a small investment, those days are long gone.

Depending on where the site is, maybe: Factory 2-U, Planet Fitness, OfficeDepot/OfficeMax, Fresh & Easy. 15k sqft won't necessarily be easy to fill, so if you find one tenant to take the whole space, consider selling the building for a good profit once leased up and move on.Alternatively, maybe it could be divided into 2-3 smaller suites, making leasing easier... barbershop, dry cleaner, Subway.

It is an odd property, older than the other homes on the block (built in 1900), half the basement floor is dirt, and it's one of those duplex sized buildings that was instead divided into four small 1-bed units which I occasionally see in the older neighborhoods of Milwaukee.

I'd imagine it wouldn't be extremely difficult to seperate the wiring, relocate the panel and add a meter to the apartment (the basement is one large basement divided between two units).I'm wondering if anyone has ever added an electric meter to a house?
