We currently have a potential deal that could profit us 6 digits and we still haven't discussed how to split the profits.

@Rick Albert  The house is sold "as is", we can object inspection and walk away.

I would bet after going through the eviction, clean up and sale of the house, you will just want to get on with your life.I think getting the house sold is the main objective?!

@Michael Doll in most states it’s on the buyer to do their due diligence and make inspection objections, ask for seller concessions, or request the seller to remedy a situation etc. during the appropriate timeframe of the contract, prior to the contingency deadlines.

I would urge you to look deeper at your systems and processes rather than trading one shiny object for another. 

Objectively, you should invest it.

Scatter brain and shiny object syndrome is common.
