I also take her to look at deals,  I talk about the number & seeing it in person, walking houses she w designs them in her mind.

We have our own construction company with 2 construction supervisors and we are training 4 project managers now to manage the estimates, contract documents, w-9, scheduling, Gantt charts, detailed scope of work, contractor verifications and contracts, coordination with designer on material specs, invitation to bid to subs, lien releases, permits, etc.

I don't have much extra cash so I am concentrating on being a real estate entrepreneur, hustling and being creative because I can't really call myself an investor yet, now can I?  

The fact that the deposit doesn't even equal last months rent reveals that its not designed to be used as last months rent and is not part of the lease policies.

I would get a good CCIM designated broker to hep me.

PS, what is the virtual room designer software you are using ?
