The student loans are all federal so could be placed in deferment if they really had to and the other debt is just a used car loan, I imagine plenty of people get their start while having a car loan.

So the requirements to defer all tax are purchase at least as much as you sell and use all of the proceeds in the purchase.

I haven't dealt with Section 8 in a while I think they do an annual certification so I assume the properties are habitable but I'm guessing they are filled with a lot of deferred maintenance, and unless I am mistaken they are on one year leases per Section 8.

The whole point of utilizing a 1031 is to defer those cap. gains taxes so that you have more equity to purchase an even larger deal and generate even more cash flows.

The other option is if you first obtain a certificate of non-withholding that exempts you from FIRPTA withholding as you complete a regular deferred 1031 exchange.Even if you cannot do a simultaneous exchange and fail to get a withholding certificate in time you can still complete the 1031 exchange and report a sale with a non-recognition of gain on your next tax filing.But if you mean that you recently closed on a sale then you're opportunity to complete a 1031 exchange is over.
