Do you solely want a cash flowing rental, or are you looking for long-term appreciation? 

By the market rates in our area a conservative present value for our place already has it appreciating over $200k.

Any other advice in general would also be greatly appreciated.

Prior to this I’ve lived here around 6 years and always paid my rent on time faithfully and plan on setting up auto-pay to avoid any discrepancies in the future but I honestly can’t afford to just give away an extra $370 if I don’t owe it.Any insight into the discrepancy would be greatly appreciated.
