It's critical to understand what due diligence you need to do as a wholesaler. 

Also, Roberts Rules of Order are critical...you can typically be less formal with smaller HOA's, but you need to understand the intent and fundamentals of RR to maintain order; properly conduct meetings; and properly document meeting minutes.

@Patrick Flanagan I'm I actually reading it right now, and putting together a team and system is critical.

Also, there are very long-term illiquid investments that are completely out of your control - it is critical that you invest with quality sponsors. 

I guess the constructive criticism is that the BRRRR presents a lot more risk than it looks like up front.

With that said, it's absolutely critical that you get a good property manager.

This exercise is critical to having an accurate pro forma and should be a key component in determining if an ADU addition is the best investment option. 

When it comes to buying a home, one of the critical decisions you'll face is the era in which the property was constructed.

And get you past the critical and final inspections.  

This is such a critical step and you should definitely take your time and make sure you pick the best market for your goals.
