Would that be enough to say in court that they can't withhold for those issues.

I've never heard of it actually happening, but it could appear to the bank as though the home has been sold and they will expect their payoff.

Without seeing the agreement, it appears he is charging you because you could cause a future conflict of interest even if you aren't actively working with him on a pending project. 

From what little I know, TK investing requires a three-pronged analysis; 1) Analysis of the TK provider (company), 2) Analysis of the market you intend/desire to invest in, and 3) Analysis of the deal (the TK property) Analysis of the TK provider appears to be most important (that's why it's number one on my list).

Many of the 1900-2300 sqft houses are priced around $1-$1.2/sqft which appears to be a fair rate when you compare it to current apartment rent rates which are quite high.
