I also found most are NOT willing to jump through a lot of hoops until you are under contract. 

If you are new to real estate please don't discuss any potential deals that you are looking at unless you have them under contract or know the people you are discussing it with.No cost except your own food/drinks.

A contract should be easy enough to get.

Please do not take properties from other wholesalers, mark up their prices, and distribute to your book of investors without having it under contract yourself.

@Ken Bradley Chuckled when I read your question ... coincidentally, I'm under contract at the moment to buy a building that was the/an original Post Office here locally, built ~1886. 

Is there any issues I may face if I ask of this or am I entitled to add this to the contract so long as they agree to it?

We didn't know what we were doing, but the lack of control and communication convinced us to try it own our own when the contract was over. 

@Colleen F. n WA is a title and escrow state he simply needs to walk into any title company with his contract that he can buy at office depot.. in this area they are called Stevens Ness forms.. fill in the blanks and for this simple transaction that is all that is needed title co will handle the rest.. lawyer would be over kill....
