I am 1 out of about 50 people we know of scammed by these two companies. 

My wife and I own 14 short term rentals in Carolina Beach, NC, and we also co-own a property management company that manages another 54 listings.

Getting estimates for insurance before making the purchase is important, as insurance companies typically charge higher prices for properties like this.Best of Luck!

Is it finding local properties in disrepair, finding hard money lenders, or getting to know reputable contractors?

It's not foolproof but if another investor has used a company and has had good experience then that usually get's us in a good starting place.
