@Cory Francois I went to school in Muncie at Ball State, I’m not sure of specifics but you could if you want start renting out to college students!

We plan to spend a lot of time in CR ourselves - our youngest child is just off to college, so we are spending a month there now, and hope to make longer trips in the future! 

I was born and raised here, went to school in Fort Collins for a Mechanical Engineering degree, and found a job back in the springs working for Lockheed Martin.

UCONN is about 25 minutes away and there's obviously a good college market there. 

But what you have to understand is the vast majority of people don't approach college with this level of attention, planning, and engagement.
