While I'm running on the number, is it a good idea to ask the constructor for the proof of increase so to make sure I'm only paying for the difference instead of paying more to match the current market?

I reinvested proceeds from the rent collected from the first tenant, to spruce up the second bedroom (I call it the nature room) I added a full length body mirror, study desk, a few various wall decors, updated the listing pics (didn’t get to put in service the new comforter and pillows, since I’m still waiting on them to be delivered) changed two small details in my outreach marketing message, and it made all the difference in response rate from the female demographic; since the majority of travel nurses are females, I realized they would not feel safe/confident in booking from, who they presume, is a single male, so I included a profile picture of my gf and I.

And because you're in Texas, you should definitely branch out to Oklahoma.However, and this really isn't directed at you but rather those in states like California, I think that too frequently people focus on that too much to the point that they miss killer deals everywhere.I live in San Diego and sure, California seems to be tough, but I don't think it's nearly as tough as people think it is.For the most part, if landlords treat tenants in California fairly -- which every tenant should be treated fairly no matter where they live -- they're not going to face too many problems.Even at the height of COVID, it was the slumlords that were having trouble collecting rent.
