Cold calling firms will most likely not pan out.

My partner and i drove by the property made a cold call but it took 8 months to convince the owner to sell the building.

Changed the plan- I set up a cold calling by hiring VA and I keep mailing postcards every week.

Lowell especially is very competitive right now and you are going to be hard pressed to find a good duplex for less than $400K and a good 3 family for less than $525K.

Ive gotten a couple leads mainly trough direct mail and cold calling, I almost closed on a couple but for some reason or another we where not able to close the deal.

A few suggestions, make sure you have a strategy for splitting utilities between both units - with one heating and cooling system, one party may be cold while the other is warm.
