What's the best approach to contact realtor and build some form of relationship where they're sending you their listing before it hits the market?

If not, going with a LTR might be the better approach for you.

Turnkey does have a great hands off approach but there isn't much wiggle room to build equity as stated above.

With COVID I can understand why you wouldn't want a bunch of people walking through the unit but your current approach isn't getting any traction.
