There are many neighborhoods which contain very nice homes which have fallen in to disrepair, Some of these neighborhoods/ areas have came back, some never went down, and some are on the rise.Places like Lafayette Square, Never really went down because the residents cared for their neighborhoods.

If it allows entry... usually with some pre-notification... send her a letter, certified and first class... tell her you are coming in at a specific date and time... hire a lock smith, bring the police and then exercise your rights as a landlord.If your lease don't contain an entry clause... make sure that the next one does.Best of luck!

There are only a hand full of neighborhoods that contain housing in this price range, outside of Tosa you only have Shorewood and Bayview that have significant stock of 350-500k inventory.
