The problem is I'm not cash heavy at the moment.

I am currently living off a small amount of self employment income, savings and 401k due to health issues so I don't go on the financing per my lender. 

All in efforts to misdirect you, get another renter in the house and keep on cashing at your expense.I worked for them and they stole my wages for more than 2 grand.

What is the standard practice in terms of amount and terms?

If you can buy owner occupied property at the lowest down payment and lowest interest rates, occupy for 2 years and move on to the next for a few years...you will have strong winds behind your back, in terms of cash flow and equity buildup. 

Hey guys, Ofcourse I know you all have the capital to buy properties for cash, but what about the after sale?

Its a matter of losing a manageable amount or massive amount.

Instead of walking away, I saw it as an opportunity and IMMEDIATELY submitted TWO simultaneous cash offers.

We have a sfr we paid cash for and is worth more than when we bought it.  

Cash flow is overrated, it does very little to create wealth.
