Your criteria for looking near colleges and hospitals is generally a good idea, but that thinking is too broad.

I wouldn't limit yourself to just Riverside though, I'd look more broadly in the IE, when they come up there can be some good value in Redlands/ Mentone and in some parts of Murrieta and Lake Elsinore, and yes even Hemet. 

While people are relaxing, the goals to go bigger and better for 2021 will be defined even more.
