I was wondering if anybody has tried using flyers to find motivated sellers? I'm talking about the kind of flyers you'd see at grocery stores, coffee shops, ect. I just thought this would be a cheap ...

Interest rates are usually quoted on an annualized method.

Is there anything taxes-wise that I can look into in order to reduce this cost, or another method that would allow me to net more at the end of the month?

Just want to see if OPM is not an option if there are other methods?

The spreadsheet has the name of the state, the redemption period (the time the owner has to pay pack the taxes before you the lien holder can foreclose), the maximum interest rate you can earn for that state, the Bid Type (different methods of bidding are used), and Other information.

I see some people use comps or other methods.

As far as their reputation goes – it's a young market, it sounds to me a little bit farfetched that the can claim that they have "better" methods then the rest of the industry.

Your points on DIL are well made, and I've used a variety of methods to paper the file when trying to obtain DIL's, including extremely well written (pro-lender) Pre-negotiation letters.
