It's interesting that they don't have an asset or income test for applicants.I would also caution that paying points at the outset of a loan to buy down the rate sounds good, but most people - particularly those on this site - do not hold a 30 year loan (or even a 20 year loan) for the whole term.

I realize that the majority of people on BiggerPockets skew much more towards being cash flow investors, but I don't believe that's representative of professional investors in general.When I worked for commercial REITs and other institutional investors, we always looked at IRR first, and cash flow was always a secondary test.
