The blurred pic is smoke residue on the walls around a large pic they had hanging in the bedroom.Regardless of what we did we could not get rid of the smell.

I've been burned before but have never made any serious personal mistakes in RE (aside from occasionally working with bad consultants). 96% of my problems have been caused by other parties.

I work for a billionaire property investor and occasionally we talk shop, and that makes it difficult to not want to take large but potentially risky chances!

I am not really doing anything for the $150 beyond occasionally driving by (which is on my way to places I would already be going, but I get to log mileage expense.)As @Mark S. tried to explain to you, cash flow is only one aspect of a real estate investment. 

The triplex is very easy to manage with the current 2 super long term tenants (18 &13 yrs), with only the occasional plumbing issue or appliance replacement. 

@Patrick Desjardins  OOPS   but I still get the occasional commercial note sent my way.. bigger deal usually 500 to 5 mil.. 500k we can do 5 million is over my pay grade

Personally, I spent a fair amount of time in college and though I still do occasional work in the profession I trained for that does not constitute a large part of my income.

So just let them know anyone who is going to be around that frequently needs to screened, and listed as an additional or even "occasional" tenant.
