Hey Drew, in my experience with fourplexes and small apartments (30 units or less) here in the College Station, TX area it's better to provide washer and dryer hookups in the unit and charge more for rent.

Tell them the property needs work, is in disrepair, and it's probably better for everyone if they just settle it now by selling the note.

Better cash flowing choices may not be preferred living for a year or two and a higher quality building might be to expensive, and you are now covering part of your mortgage.

Economic outlook is too bad, so I better not buy now cause the markets going to crash.

I've even offered through agent advertised properties, but you'll usually get better response from FSBO. 

Two high level quotes come to mind "Let your winners ride" and "a great value asset at a fair price is much better than a fair value asset at a great price".
