I feel like larger parks (50 lots +) are large enough to have on-site management, so I'd only be attractive to smaller parks.

So back to your original question, here are the pros/cons of building a fourplex:Pros -If you keep your total costs below 75% of the after completion value you can recoup your initial capitalNew buildings attract great tenants who are willing to pay more in rent Obviously everything is new, so less maintenance is requiredHigh value due to the rarity and it being newPotential to condo off the units later for individual resaleCons -Building can take a long, long time.

The building attracts some very rough tenants so much that many of my co-workers divert to walk on the other side of the street because many times there is a crowd outside the door of the building.
