Just make sure you find someone who has similar lifestyle as you (noise/cleanliness/etc) - vet them just like you would a normal tenant and interview to get a sense of their personality.3) I purchased in 2015 so prices were lower than now (from a cashflow perspective), so may be harder to attain now, but the other 2 units + 2 parking spaces paid for all the expenses w/approx $400 left over... but I also sacrificed area to get a good deal/income I wanted.

It It sold for 7,500k in 2018.Now this home needs way too much work for it to be listed this close to the median list price based on work required, list prices of finished homes in nearby neighborhoods, and the 70% ARV rule based on comparable sales historically in this area.

With the Google Suite and relatively cheap (many free) portfolio management softwares, self-management has been a lot more attainable. 

@Jonathan Greene Yes, we had a sewer scope and the inspector said he did not see a crack in the piping BUT he was unable to finish the last 20-30 feet because of the tree root debris.

In between that I finished a bachelor's and masters degree in public administration, and worked all kinds of jobs to supply myself and family while I went to school - plumber, landscaping, software tech, couple others. 

I recently finished Rich Dad, Poor Dad and boy that pumped me up.

I work full time and also have been going back to school to finish my degree.

Bonus potential to finish out small basement area and add square footage.

When you were first starting out did you still self manage that first apartment after you finished grad school or did you leave it with someone else to look after it and handle the day to day stuff right after you moved?
