The business model is incredible and the technology they offer is cutting edge. 

@Adam Amero Here is a post I made to another aspiring wholesaler.

I'm not quite an REI yet, but I'm aspiring.

I've read several posts and people seem to say that most wholesalers don't have two nickles to rub together, and don't know what they're doing, but their are some who do know what they're doing and can be very beneficial to a busy investor.I'm an aspiring REI who is still learning, and I want to know what I'm doing before I start.

That's correct on the maintenance - there is no lawn, I'd manage the place myself, the utilities are on the tenants, the house insurance is covered in the $1400 monthly mortgage payment, and I took the one time costs for capex in the first model (but for only one side getting renovated).Side note - I am appreciating all of the input from everyone.  

We can only aspire to reach perfection, and that is why deciding to be on the path of success makes you successful. 

My mentor told me the grocery store model is best:"You don't want to sell a seller in the grocery store and have to duck around a corner.

But, there aren't enough of those to build a model or a flow out of.I guess it's easier for me to live in this reality, since that has been my reality all along.

I always grab last years models to save.  

I would think that Zillow's automated valuation model should more or less reflect that, specially in a dense metropolitan area.
