I've read several posts and people seem to say that most wholesalers don't have two nickles to rub together, and don't know what they're doing, but their are some who do know what they're doing and can be very beneficial to a busy investor.I'm an aspiring REI who is still learning, and I want to know what I'm doing before I start.

That's correct on the maintenance - there is no lawn, I'd manage the place myself, the utilities are on the tenants, the house insurance is covered in the $1400 monthly mortgage payment, and I took the one time costs for capex in the first model (but for only one side getting renovated).Side note - I am appreciating all of the input from everyone.

I would think that Zillow's automated valuation model should more or less reflect that, specially in a dense metropolitan area.
