Meaning, you fix everything before she signs the lease, then once he or she signs it, then anything that goes wrong from that day forward is there responsibility to take care of; unless it is a major disaster.In the past I stated to my tenants, "I will not raise your rent if you can take care of minor situations, but if you call me for every little thing, then I will have no choice but to raise the rent."

Since both of them have good jobs and broke the lease due to bad choices I would like to file a judgement against them both to try and recoup the loss.Does anyone have experience they can share regarding the steps needed to get a legal judgement against them in Texas?

I actually haven't implemented anything just yet but have narrowed my choices to either a) using Quickbooks Online for $10/mo or b) throwing in the towel and paying for a bookkeeper to do the accounting for me for what will certainly be much more than $10/mo.A large part of my decision toward Quickbooks Online is that GnuCash doesn't support the concept of classes/tags/sub-customers.
