Since you've likely built a lot of equity, cash out refinance would allow you to put a down payment on a new property while keeping the cash flow from this one.

The actual income is way higher than actually reported hence bank allows such mortgage, this is what makes the RE is un-crash-able yet so far.

Most lenders won't allow you to put it in and LLC, it needs to be in a trust or your personal name.I'm no attorney but I've never worried about being in an LLC too much when it's not allowed by lenders, I just make sure I have the right structure and insurance.
