@Tom Camarda as I read from the top I was afraid you would lose the deal. 

-Don't be afraid to raise $$$ (this was my largest challenge).

You're not in analysis paralysis - you don't have a plan, you don't know what's important to you, you're afraid (which is cured by action), and you don't have a trusted adviser (a realtor) to help you. 

I'm just afraid the market will not hold up and could end up holding for some time. 

A good team will help you navigate the waters, choose the best markets and neighborhoods, and select the right properties for your investment goals and criteria.My advice has always been to educate yourself, and not be afraid to ask questions.Continued success!

If your used to the finer things in life it will push you waaaayyy out of your comfort zone and force you to do stuff really do NOT want to do if you self manage and not afraid to swing a hammer .

So now I'm afraid even to get started.
