I generally get clients looking for a 7% or greater cap rate, but then I get a few clients that only buy if they are achieving a 10%+ cash on cash.  

The math on the property is similar for me; I shoot for ~$200 cash flow and >10% IRR which should be achievable as long as there aren't any gross issues.

Get obsessed, and be persistent read everything, listen to podcasts, audiobooks, go to meetups, network on BP, post on BP often, talk to everyone you run into about real estate.if you live and breath real estate, you will be successful: guaranteed.

However, the posts I read that are the most encouraging are the ones where someone has success with a property and it motivates others. 

How determined are you to bridge the gap between your actual abilities and success -- because there is most likely a bridge that exists between what you think is going to happen and reality.

I certainly don't mind showing homes to folks who are not from the area and giving them a good idea of "where" they will have better success in the rental game.
