Scott, we are private lenders not HMLs.Clearly disagree Wendell, you're making it very well known you lend, to the point of advertising that you do loan in 3 cities, while explaining your methods, it's under the radar advertising, but solicitations just the same.You are a HML to your borrowers, picking up a solicited loan is not a private lender by definition.

some kind of abandoned house in a nice, B- or better neighborhood (seems to be a better alternative than a warzone).  

A county could easily spend $30K on an vacant abandoned property abatement during a 2 year foreclosure process (multiple boardings, trash, etc.).  

The background is that they moved in 17 months ago (18 month lease) after my first tenant abandoned the house.

Ask around or advertise for a lender where the house is.

Maybe section 8 advertising channels might help?

If it does happen do they start building walls around major cities or do we abandon everything and move in land?

Our reasons were that we keep immaculate homes (and advertise as such), pet hair is tough to remove, one jump on a sofa or a bed cover after a muddy day and that piece of furniture or linen is ruined for the next guest.
