I have mostly received emails from grad students, which I'm guessing is much better than undergrads, but I live in New York where it seems you can get stuck with bad tenants for awhile if they don't pay. 

I plan to start investing in the NJ market (Jersey City, Union City, Weekhawken, West New York) after i sell my Manhattan apartment.  

I leave in New York and I just purchased a three unit house in New Jersey.The house was sold in foreclosure.

Ya he contacted me last week about approving my loan and little by little more and more red flags starting popping up,  he contacted me on a sunday insisting I send money to his assistant in Maryland but like you said his company is out of ohio, to a PMI company in newyork who's address is in New York.
