Hire an insurance agent - get advise regarding (a) Landlord's insurance, (b) Umbrella insurance and (c) Renter's insurance.

Most buy-and-hold real estate investors will set one up in addition to having umbrella insurance.

This sounds like it will fall under the “Second Home” or “Investment Property” umbrella which comes with higher down payment requirements.

They have beach chairs and umbrellas on their beach. 

The location does well and is basically a given that with rocky mountain national park nearby and a lot of other outdoor activities - everything rents out all summer and a few months on each end, no problem.
