I filed for eviction with the courts on Friday and have a court date next week, but I was wondering if I  should go do a walk thru on the house before the court date and take pictures, as I am sure he is lying about the condition of the house.  

Thanks so much already gave notice to realtor by certified mail last Friday  I will post notice to the property this weekend

Going back Friday night with a UV flashlight to take pics and find where the cleaners may have missed. 

So far so good contract was signed Friday and 4 days to do due diligence.

I just closed on my first multi-family on Friday and am ready to start the process of getting tenants in there!

My contractor and I walked her current unit this past Friday to see the scope of rehab needed for her apartment once vacant.

He was to meet with the tenant a week ago Friday....I prepared  the Pay Rent or Quit papers along with an Addendum of what was due.    

Another thing we do is we write in the lease that the tenant will have a debit/credit card on file with us that we will run for the rent payment on the first Friday of each month. 

If I ask her to put in an offer at 7pm on a friday night, it gets in.

It's Good Friday - so I can't do anything till Monday - at least with the water company.
