They received a copy of their report which I thought was a good selling point as well as it being a soft inquiry but of the 15 emails I sent to check credit I got 3 back.

Two problems a corner lot can have is exhaust fumes and vehicle noise (motor, brakes, radio, kids, etc) when cars stop to wait for traffic before continuing on, especially in the morning traffic hours.

In both cases, they had issues getting the deed recorded in a timely manner and I was the one having to wait (though I just killed a deal with FNMA this morning because I didn't feel like waiting any longer -- they say they don't want me to back out of the deal, but they're refusing to do anything to make it more attractive)...So, it's possible that there really are issues...

I won't get out of bed in the morning for anything less than $20k on a rehab flip, but I work and live in a higher value area of CA so that is a bare bones minimum I expect to make on a deal.One poster suggested some input on some guidelines and here is what I would suggest, again, these are guidelines not hard fast rules:Shoot for a 20% or better cash on cash return - Example, if you invest $100k into a deal, at the very end, you should make at least $20k profit after ALL expenses.
