Thx ok,  here's a question for the smart people:When attempting to estimate a property's ARV "potential", how much weight do or would you put on sales that occurred right before the bubble burst,  I.e,  2008-09, as reported by zillow, trulia, etc?  

And it's smart marketing, because it adds another air of exclusivity to certain properties.It can also be a better experience for buyers.

Would Investing Into A Property Based on Equity & Breaking Even on Cash Flow A Smart Idea?

Is it even smart/worth it to pursue this deal even though it's not under contract in writing.

A part of me is questioning myself with "am I just being scared and lack the confidence needed to succeed or am I being smart and cautious".All questions, comments, concerns, and advice is welcomed.
