I have seen success in NE heights near Alameda / I-25, Taylor Ranch / Golf Course in North Valley, and Nob Hill. 

I used to live next to Richmond in El Cerrito, and i think Richmond hills was a nice area.There is also a pocket next to the yacht club that is really nice.

Hey I feel like Florida is  one of the prime places to be at the moment in the single family residence space and wondered if there is a 'Master Mind alliance' for same, to use Napoleon Hill's term.   

I'm now trying to decide what a fair cashflow split is, since i will still be doing all the work and he will be effectively a silent partner?

The house and driveway/garden etc needs about an acre at most(House already built) and the rest is at the bottom of a hill and all wooded un usable land(to me). 

It harms the most responsible and prudent savers as it silently decreases leverage capacity and reserves.
