I've been exploring the discussions addressing IRC 199A and the IRC 162 requirement that must be met in order to obtain the new tax benefit under 199A.

There are many, many properties that are in tired or rough shape that are being sold to owner occupants with little room (in terms of resale value) for spending money on rehabbing. 

Does it need rehab work on the existing structure?

@Mike Wood you seem to have a good sense of local rehab prices.

Taking out the equity ( Not ALL, But a good amount) to put towards other properties and some rehab on the existing ones.

She even found reasonable insurance on a couple of rental mobile homes as well as insurance on a property that I bought that needs $35,000 - $40,000 in rehab.
